The Perth suburbs have been tipped as the destination of choice for people leaving the eastern States

Property advisory head of research Sam Powell said population data released by the Australian Bureau of Statistics this month showed people were fleeing to Queensland and WA from NSW and Victoria in their “tens of thousands”.
“The ABS’ latest Net Interstate Migration analysis reveals that for the 12 months to the end of March 2023, a total of 35,857 people left NSW and Victoria, while the combined populations for Queensland and WA grew by 42,191 due to interstate population movements,” he said.
“The big shift both north and west is unsurprising. Queensland and WA have relatively affordable real estate, and both offer exceptional lifestyle appeal, plus comprehensive facilities and infrastructure.”
“Their prospects look great economically as well.”
Mr Powell said savvy property buyers who acted quickly were best placed to profit from the ongoing rush. “There has been a material turnaround in both the Queensland and WA property markets over the past few months, but we’re convinced there are more capital gains to come,” he said.
The latest Hotspotting Top 10 National Buys report said the City of Stirling was the best place to buy in Perth. Hotspotting’s report said features in the City of Stirling included the $100 million Scarborough Beach redevelopment, $800m expansion of Karrinyup Shopping Centre, and $400m on transport projects.
Mr Ryder said in the 12 months to May 2023, Carine (up 13 per cent), Hamersley (up 15 per cent) and Osborne Park (up 12 per cent) experienced the most notable growth and had a wide range of median house prices from $580,000 to $1.1m, according to CoreLogic data.
“Osborne Park’s $580,000 is almost the lowest in the Stirling area, beaten only by Balga on $380,000 after a 5 per cent annual lift,” he said.
“On the other end of the scale, Wembley, on $1.43m and up 4 per cent, and Wembley Downs, on $1.4m and up 8 per cent, feature the highest median house prices.”
Locations with the busiest annual sales activities included “budget-priced” Balga and Dianella.
“The majority of other Stirling City median house prices are between $600,000-$950,000,” Mr Ryder said.
